Let's get REAL when it comes to expectations! Everyone wants something different. What is important to one person does not matter at all to another! Some people care only about keeping the cost down, while some want ALL the bells and whistles. Where one person is interested in just a roof that doesn't leak, someone else wants a roof that is guaranteed not to leak for 20 years! So when we say, "Let's get real!" what we are trying to help people do is be realistic as to what their money will buy.

If you want true quality but have a tight budget…buy less square footage with a higher square ft price! If you have lots of money and want quality plus lots of square feet and all the bells and whistles…open your pocket book and get ready to pay for all that money "CAN" buy.

We want you, our client, to be happy and satisfied with every aspect of your home and/or purchase of property. What They Won't Tell You

Builders build into their price the cost of realtor fees. If they can sell the home themselves, they pocket that "built in" money. If there is a realtor involved they have to pay the realtor AND they know that YOU have an advocate in your corner.

Having an independent realtor watching out for you just makes GOOD CENTS! In SW Florida the truth is that if you walk into a model home without a realtor, then a realtor can not help you in the purchase and transaction of that home.
 

Know Before You Go

Our advice: DON'T ENTER A MODEL HOME WITHOUT THE  REPRESENTATION OF YOUR REALTOR. Once you are inside, unless you have explicitly said and written down on their registration form that you are working with a REALTOR, you belong to the realtor inside the model. This Realtor works 50% for you and 50% for the builder. This means that you, the consumer, are only 50 % represented in this transaction. His/her other boss is the builder.


It Does Not Cost More To Be Defended

Be smart and have your own counsel working 100% for you and no one else. That means that their loyalty belongs to you AND they will work ONLY in your favor. The commission is paid to YOUR REALTOR OR THEIR SALES PERSON OR TO THE BUILDER…YOU will not likely see a savings in the cost of your home no matter which option you choose.

The Most Important Purchase You Make...

Why do you need an advocate in your corner when you build a home? The answer is simple, every step of the building process brings with it problems. Your realtor should be there on your behalf to make things right when problems occur…and problems will arise. Nothing in this life is perfect. But the home you live in should come as close as possible! If there isn't anyone representing you then what leverage do you have? 

Builders want to do a good job. They all want a reputation of being a good builder that has many satisfied customers. And for the most part, all builders try very hard to meet the expectations of those people who hire them to build their home. Those people who have built a home will tell you, no matter what they paid for the home, that there were difficulties all along the way. Even if they are willing to build again, they will tell you that it wasn't EASY. This is why, we urge you to get someone who represents you in your corner.

Reputation Counts

We encourage people to build with reputable builders. Look for someone who has been building in the area for a long time. You are looking for someone with a reputation for completing things on time, with excellent workmanship, and with competitive rates. When it comes to a home, how do you compare all of that? All of the models look beautiful don't they?

What Realtors Know that Benefits You...

  1. What a builder's home looks like after it has been lived in for 2-3 years. Buy a home from a builder that builds homes that will live and wear well!
  2. Which homes have outstanding resale value.
  3. Which builders who are not as stable as others.

Different Kinds of New Homes

Florida Home

Some homes are “full custom homes”. Homes built with a person’s dream or idea in mind. Usually, a builder, such as Marc Walters Homes, creates a floor plan according to the buyer’s desires. On the floor plan, walls are moved, rooms are added, ceiling heights are adjusted, and finishing touches are all specially selected.

In a “fully custom home” everything is changeable, from the floor plan to the doorknobs, if you are willing to pay the price. What we like about Marc Walters Homes, is that you will NOT be charged a fortune because you want a home your way. He is reasonably priced for an excellent quality home.

Cost vs. Quality

Some homes cost $70.00 dollars a square foot and some cost $120.00 per foot. As a realtor, I know what most of the public does not realize, which is, some homes sell because of the name of the builder, while other homes DON’T sell for the same reason. A home IS an INVESTMENT! When you choose a builder, be a smart investor, choose a builder who will be known for quality when you are ready to sell.

My Recommendations

I will tell you honestly, when I am asked, about the quality of construction concerning the purchase of a home, if I know the builder, it carries a lot of weight in what I tell my clients. No one wants a home plagued with problems! There are builders in every city that build strictly for profit, and not for quality. It is important to stay in your budget when building….Don’t sacrifice quality for fluff….When it’s time to sell, the quality will show and the fluff won’t!
