Experience Pays

Recently, we walked into a house that was sold "by owner." We asked how much
it sold for and the lady quickly responded, we sold it in 3 hours and got
$325,000 for it! We tried not to look as if we were shocked or surprised. After
leaving the home we couldn't believe that this poor woman sold the house for
that price! It would have easily sold for $450,000! We see this more often than
you might think. People are so worried that they will loose money because they
pay an agent to help sell their home, that they don't get the FACTS to do the
job properly themselves. Yes, the home was sold, but, look what they lost!
Knowledge is Powerful

And then there are the people that price their home too high because they
"heard" John down the street say that he got "x" amount for his home, therefore,
it is assumed that this home is worth the same or more. It does not work that
way! Homes are appraised on many factors. Condition, size, structure,
maintenance, visual appeal, today's functional standards are just some of the
criteria that factor into a homes worth. Without a professional appraisal or a
comparative market analysis, YOU DON'T KNOW for SURE what your house is worth or
what it will sell for.
In 2005, 13 percent of home sellers sold their home
without a real estate practitioner; however, the average sales price for a home
sold by an unrepresented owner was $163,800 compared with $189,000 for an home
sold with the help of a real estate practitioner, according to a study conducted
by NAR. Source: REALTOR® Magazine Online
Marketing is a Trained Skill

Most agents know how to market a home. Owners of homes often feel that all
they need to do is "put the house in the paper" and stick a sign in the yard. If
only that was true! When a good agent markets a home, they do put it into the
paper, and they do put a sign in the yard BUT that is only the beginning!
Evidence of Experience
An agent who is a top producer, will have an attractive sign, that reflects
professionalism, and dignity. Cardboard, tattered, hard to read signs, tell
people right away that there is not much pride in the home. This translates to
the prospective buyer that the home is not well kept or cared for, which looses
the sale long before it has a chance.
ASK YOUR AGENT TO SEE THEIR SIGN! Make
sure that it is readable, attractive, new looking and something you don't mind
having in your yard! (If they don't market themselves well…they won't market
your home any better!)
Proper Advertising

Advertising properly is essential! There are so many ways to advertise!
Specialty magazines, television, radio, Internet, Multiple Listing Service, word
of mouth, and flyers, are some of the ways to "get the word out!" The fact is;
if you want to sell your home quickly, at its true value, with the least amount
of hassle, you NEED an agent to do it!
What Agents Offer

Top producers in the field of real estate normally use ALL the above-
mentioned types of advertising to expose your property to as many possible
buyers as they can. It is impossible for a homeowner to reach the amount of
people that a good agent can reach in a timely fashion.
Always keep in mind that
when you sell your house yourself, you are one person looking for a buyer…BUT,
when you list your home with a real estate agent, you have thousands of agents
looking for buyers for you. Getting a lot of people to be aware that your home
is for sale, that it is priced right, AND is a good value, is of the utmost
importance in securing a sale for your home.

Weeding Out Unqualified Buyer

Homeowners usually don't know how to qualify buyers. All too often, people
think that they have sold their home only to discover that the buyer couldn't
buy it at all!
Unfortunately, people have in their own minds what they can
afford. However, what they think they can afford and what a lender says they can
afford are usually two different things. Q
uality agents know who can afford your
home BEFORE they offer to take them to see it. There is never a good reason to
waste your time, the buyers' time and the agents' time on the sale of a property
that will not reach completion.
Real Estate Sales are Legal Transactions

Real Estate is not the same thing as personal property. We think that because
we own it, we can do as we like with it. THAT IS NOT TRUE! Attorneys specialize
in real estate. Why? Because there are so many legalities involved with the sale
and purchase of real property.
You want to know that when you sell your home,
you are cleared of the responsibility of it AND THE SALE…. however, if you don't
know what you are doing legally, you are in for trouble. It may be only a matter
of time before the sale of your home catches up with you.
Real estate agents
spend the majority of their time in class learning "core law" or the legalities
connected with the sale and transfer of real estate. The reason many people do
not pass the mandatory real estate course to obtain a license is because it is
intellectually challenging to learn and comprehend all the laws concerning real
estate.
Real Estate Mistakes Cost More Than Money

Mistakes in real estate are EXTREMELY costly. Buyers or Sellers of property
can end up with a lot of problems if they don't know the law. Agents keep people
out of trouble insuring a smooth transaction that is legally sound and problem
free.
You would be wise to use an attorney if you don't use a real estate agent.
Whether you are a buyer or a seller, be wise! Be represented by your OWN agent
or attorney on either side of the transaction. This will save the majority of
the difficulties you are apt to run into during the sale or purchase of a
property.
Selling or buying a home is NOT like selling or buying a car. There
are many laws that apply to real property (land, house etc.) that do not apply
to personal property (car, boat). It would be nice if everyone were morally
above board and honest but realistically, people usually do what they "think" is
best for themselves. When things are not disclosed, deeds not recorded properly,
facts misrepresented, leans left on titles and a host of other things that are
all too common, BIG TROUBLE is the end result!
Why Pay an Agent?

Real Estate Agents, are paid a commission on the sale because:
- They are trained experts in the field of Real Estate. Their work is hard,
requiring many hours to bring a sale or purchase to its completion. Why does a
specialist cost more than a general practitioner? You get what you pay for!
- It's expensive to obtain a license.
- It's expensive to maintain a license.
- It's expensive to keep up with the continuing education
requirements.
- It's expensive to advertise property.
- It's expensive to transport buyers to the different sale
properties selected for viewing.
- It's expensive to obtain all the equipment it takes to do an excellent job
for your client.
- It's time consuming to keep the transaction in the proper tract from signed
contract to the lender to the title company and to the actual
closing.
- It's time consuming to create and execute the advertising.
- It's time consuming to create the comparative market analysis.
- It's time consuming to make all the phone calls, appointments, and
inspections necessary to complete a sale.
- It's time consuming to be "on call" 24,7 to insure that all that should
happen does happen on schedule.
- It's time consuming to see that the owner is aware of a
scheduled showing of their property.
- It's time consuming in fielding all calls from agents and buyers concerning a
featured property.
- It takes approximately 45% of an agents income to pay the
expenses of and function as a competent agent.
Agents pay for
and do a great deal more than "Just Put A Sign In The Yard." A good agent takes
on All the work, laboring with knowledge and an expertise that is learned,
practiced daily, and gets the job done RIGHT! What is that worth?
